A "Listing Presentation" is an industry term for the formal presentation that a real estate agent makes to prospective home sellers, trying to gain their trust and business. Don't list your home without it! We would love the opportunity to make such a presentation to you and to earn your business. Remember, all real estate agents are not alike!
In advance of our visit we'd ask that you make a list of all the questions you have about the home sale process, about us and how we work, about what work may need to be done to your home prior to putting it on the market, about the market in general and about any other thing you can think of. The only bad questions are the ones that go unasked! It is our goal for you to have all your questions answered by the end of our meeting so that you are in position to move forward. We've found that preparing the questions in advance helps make sure you have all the information you need to make informed decisions.
Step #1. Our first priority is to sit and listen to you explain to us what your plans are, what your concerns and fears are, what your expectations are, what your experiences have been with previous real estate transactions (good and bad!) and how we can most be helpful to you. It is critically important that we fully understand your unique situation and the information you need from us in order for us to give you what you need!
Step #2. Next, we'll take a tour of your home with a critical eye to see which items may need attention in order to put your home in its best competitive position. This is a very important part of our job. Don't worry...we'll help you prioritize which items have the most impact and which would be most cost-effective. This is also your chance to point out improvements or updates you've made and any other lifestyle amenities (i.e. the view of the setting sun from your deck!). During our tour we'll make lots of notes which will form the basis of our marketing campaign for your home (pictures will come later!).
Step #3. After our tour, we'll sit back down and answer all of your questions about how we work and review with you in detail all the specific steps we'll take in the marketing and sale of your home. We'll leave you with a book describing all of our marketing strategies complete with samples of the full range of our marketing activities including print advertising, open house strategies & schedules, internet marketing and agent-to-agent marketing, as well as testimonials from satisfied clients!
Step #4. Last, but certainly not least, we'll share our market analysis with you in order to best position your home for success in the current market. This report includes data on homes similar to yours which have sold recently, homes currently on the market (your competition!), square footage analysis and local neighborhood/area factors affecting value, as well as current trends. The market analysis helps us develop a recommended price range for your home based on all the factors mentioned above. Keep in mind that while we're confident in our ability to accurately price homes, ultimately the pricing decision is yours.
